The Scion Group (“Scion”), the world’s largest owner and operator of student housing, has closed its previously announced acquisition of the operating business of Student Quarters (“SQ”), an Atlanta-based student housing operator with approximately $1.3 billion of assets under management. The transaction marks the culmination of a two-year period of historic growth and investment for Scion.
Over the past 24 months, Scion has deployed over $4.7 billion of capital and increased its bed count by 45%. With the Student Quarters closing and other recently completed transactions, Scion now operates 187 communities and nearly 117,000 beds across 92 university markets. The company has over $13 billion in assets under management and more than 1,800 team members nationwide.
“Scion’s unparalleled scale is coupled with over 25 years of focused student housing experience,” Said Robert Bronstein, Chief Executive Officer of The Scion Group. “Powered by our proprietary asset and revenue management technology, Scion can unlock value in nearly any off-campus community. We have never had more conviction in our ability to achieve compelling returns for investors. We will continue to grow and consolidate the student housing sector, to deliver a better resident experience and better investment performance.”
The closing formally brings the Student Quarters business into Scion and establishes Atlanta as an additional hub within the company’s national operations. Members of SQ’s senior leadership will continue working alongside Scion as the businesses integrate and build on the platform SQ has established.
Scion’s growth over the past two years has been driven by a series of strategic acquisitions spanning individual communities, scaled portfolios and operating businesses.
“As we reflect on this period of unprecedented growth for Scion, among our important achievements is not only the capital we successfully deployed, but also the diverse ways in which we have expanded,” said Avi Lewittes, Chief Investment Officer. “In addition to traditional joint ventures which we continue to pursue with both existing and new world-class institutional investors, Scion has now completed the most significant operator consolidation transaction in our sector in years, adding over $1 billion of high-quality properties to our portfolio. Scion has also acquired minority interests in institutionally owned assets, using our balance sheet to aggregate additional scale while providing operational upside to existing investors. We are excited about this innovation and are committed to continued creativity as we enter into our next phase of growth,“ added Lewittes.
The expansion has also increased the resources and specialization available across Scion, allowing dedicated teams and centralized capabilities to support a larger national portfolio.
“Scale creates meaningful advantages when we translate it into better operating performance,” said Kenny Funk, Chief Operating Officer of The Scion Group. “With multiple communities in more than 40 markets, we can leverage talent and resources across communities while using our purchasing power to drive down costs across major expense categories. Just as important, our growth has created opportunities for our people, with more than 80 team members promoted into operations leadership roles over the past two years. That combination of operating leverage, purchasing power and employee opportunity is where the real value of scale comes to life.”
